Mrs Baines from York in North Yorkshire wanted to increase the size of her property. She contacted Extend a Room. In the middle of last year, this stunning new lean to conservatory was installed.
The challenge

A common challenge when constructing any style of conservatory is making sure that the property and surroundings are surveyed correctly for drainage and pipe works. At this house in York, North Yorkshire, there are drains running straight under the proposed sunroom build site, an existing patio area. This can be very problematic to deal with, since access to pipes needs to be maintained. With the old fashioned way of digging strip foundations and laying bricks and concrete, and a concrete slab over the area, the drains would definitely be disturbed if not damaged, and the resultant re-routing of man holes, removing and replacement of old clay sewer pipes would be a very costly, lengthy and messy.

There was also a rain water pipe running down the wall exactly where the new upvc lean to conservatory was planned to be installed. The company needed to look at whether it would be better to move this rain water down pipe, or to leave it where it was.

The solution

The Extend a Room unique lean to conservatory steel base was the perfect solution for Mrs Baines in York, North Yorkshire. It’s been designed to eliminate drain issues, since its block and beam system of flooring means that the ground need not be disturbed at all! Trap doors can be easily fabricated into the insulated flooring, allowing quick access to the ground and the pipe work beneath. The steel lean to conservatory base is bolted to the property wall, and raised to the finished floor level by the fully adjustable stainless steel legs which are set upon concrete pads on the ground. Careful engineering calculations were made to ensure that the steel base was more than strong enough to support the entire weight of the completed lean to conservatory. The down pipe was re-routed away from the sunroom.

As a finishing touch, Mrs Baines wanted low level white upvc panels inserted at floor level to give a more traditional room feel, and afford a bit of privacy.

The result

There are many different lean to style conservatories in York and North Yorkshire, but few will have used modern technology and building methods to their advantage more than this fine sunroom. Mrs Baines is extremely happy with the choices she made with the designers from the company. This area of the patio was not previously used, and now has been transformed into this stunning new upvc lean to conservatory where all the family can gather and enjoy. The adults can relax in the new sunroom and still keep an eye on the grandchildren as they play safely in the garden.
