Mr and Mrs Sunley from Teeside were renovating their lovely bungalow in preparation for a well earned retirement. They wanted a sunroom on the back of their property, an area which provides a real suntrap. Early last year this beautiful new upvc lean to conservatory was installed at their home in Teeside.
The challenge
This was not a straight forward lean to conservatory installation. Two problems presented themselves to Extend a Room; firstly the property next door to the bungalow in Teeside was on a much higher ground level. The wall which separated Mr & Mrs Sunley’s garden from theirs was in fact a retaining wall. This could not be undermined at all! If the old fashioned building method of footings and foundations had been used, this would have meant that this retaining wall have to be underpinned. As these retired customers were working to a strict budget, that was a cost which would have put the new sunroom plan on stop.
Additionally, bungalows typically have a low eaves height. This can make it more challenging to come up with a sunroom roof which will fit underneath without compromising on the frame heights. The company’s designers needed to look at frame heights and roof pitches to make sure that the new upvc lean to conservatory would be as tall and light filled as possible.
The solution
Using Extend a Room’s unique steel conservatory base system ensured that the retaining wall remained undisturbed at the property in Teeside. Affixed to steel plates on top of strong cement pads to distribute the weight evenly, the system works on block and beam principles. It’s bolted to the house wall with metal masonry anchor bolts to provide complete strength and stability. Once the base was installed, the fitters could install the white upvc frames and single door at the side.
The company was able to install its specially designed 2.5 degree lean to conservatory pitched roof, which is fully BBA approved. Fitted under the bungalow soffit, it allows the rainwater from the house roof to be untouched and flow through the gutters as it always has done, and new sunroom has its own separate guttering system. No fear of any leaks!
The result
Mr and Mrs Sunley from Teeside can now sit back and enjoy their retirement together, safe in the knowledge that the house and the sunroom are all finished to the highest standard possible.
As they look out over their garden from their sunlight filled lean to conservatory, they must surely agree that they got a great price for a great product!
