Mr and Mrs Spooner and their family from Mansfield, Nottinghamshire wanted to extend their property with a beautiful new bespoke conservatory. They contacted Extend a Room to see what might be possible for their slightly unusual site, and early last year this wraparound bespoke conservatory was installed.
The challenge

The challenge at this site is that the ground rises steeply in the garden, and is held back by a retaining wall. This area is considerably higher that the floor level of the house, and limits the potential projection of the new sunroom from the back of the house out into the garden.

However, the customer worked with the Extend a Room surveyor to consider all of the options available. With a growing family, more room was needed, and there had to be a way to give Mr & Mrs Spooner the extra space they wanted.

A plan was decided on; to create an L shaped sunroom which ran from the back of the house and around the corner, using the area at the side of the house up to the back wall of the garage.

The planning team needed to consider carefully the technical issues that would present themselves with this bespoke upvc conservatory, and in particular how they were also going to run the roof around the corner of the property making sure they kept the gutters flowing freely.

The solution

Old fashioned building methods would never have worked at this house in Mansfield, Nottinghamshire. A brick and a concrete strip foundation for the sunroom could have undermined the foundations of the retaining wall.

Here’s where Extend a Room’s unique steel base once again shows its class; laid on concrete pads without the need for costly and time consuming digging, it poses no danger to the retaining wall. As each conservatory steel base is manufactured in the company’s factory, they are all made to measure. In this way the unusual L shape of the bespoke sunroom was not a problem at all.

The roof system was carefully planned to compensate for the differing angles and directions required to get around the 90 degree external house wall. These roof drawings went through the company’s engineering feasibility checks before anything was manufactured, giving the customer complete confidence that the design was achievable.

Once the super strong steel base was in situ, the installers quickly assembled the frames on top, replacing the glass in one wall with white upvc panels to conceal the wall behind, and finally finished with the bespoke conservatory roof on top. Job done!

The result

Of the many thousands of conservatories and sunrooms Extend a Room has fitted all over the UK and not just in Mansfield, Nottinghamshire, this really was a technically demanding and special job. The customers are thrilled with all the extra space they have managed to achieve. Their new bespoke conservatory has become the focal point for the whole household, and this once unused space in the garden and in the rear of the garage has now been transformed into a light, spacious family room.

Mr and Mrs Spooner and their family from Mansfield in Nottinghamshire’s new upvc bespoke conservatory has not only given them the extra living space required, but has also increased the value of their property.
